When buying a house, buyers hire some inspection firm to check the house carefully so they can prevent a risky purchase. In most country, there's lot of new and strong marketing concept for real estate market and sellers sometimes received more than one negotiation on the same day. In this kind of market, buyers are thinking, whether to get a home inspection or not. Is this really a healthy market in real estate?

Do we really need inspection or not?

Apparently, If the seller got two negotiation in a day and one ask a home inspection to be done, definitely most sellers will select the buyer that don't ask for inspection. Requiring a home inspection will put the buyer in competitive disadvantages. What we are talking about here is if you are willing to gamble on purchasing a house that has possible expensive problems? What if you already both the house and eventually you figured out the plumbing under the house are leaking badly and need to be fixed? What if it will cost you $10,000?

You can the seller to include an agreement on your negotiation that you will imply an informative home inspection only. On this kind of deal, you can do an inspection but the seller will not provide you an option that he/she will repair or replace the problems that the house might have and you don't have any other way to void the contract if there are some serious problems will be discovered. The buyer is on the process to discover the problems; however, the seller will not put the deal in stake. By this kind of case, the seller will not let you do a informative home inspection because the contracts states that there's no need of home inspection.

We can do a sub rosa inspection instead of home inspection. James Bond spying is not a good way if you want to check the house. If you have any friend that is working in the construction o engineering field you can ask them to go with you and check the house. Of course your aim is to check the house discreetly and your friend could warn you if the house is still in good shape.

You were advised by your friend that there's no any problem about the house you can now negotiate without hesitations. Confident buyers are what the sellers are looking for. Now you can get the house you really want without any hesitations and you are secured that there is nothing wrong with the house.

Even you had a home inspection it's still your decision. Buyers should always ask their selves, Are they willing to take the risk? If you are a solo buyer of a property, I suggest that you should ask for inspection. And if you are one of many eligible buyers, the only thing that you could do is to analyze yourself if you are comfortable with the house, or you can ask other people if they could provide such information. But always remember that you are the buyer, you decide.
